Our screening service checks three categories: background, financial, and credit. We utilize the standard background check per California state requirements. The primary organizer would need to provide information on the application that demonstrates a 3:1 ratio of income to rent. Lastly, there is an Experian hard credit check with a minimum requirement of 600.
We use a contract-style lease, which means your total lease amount is divided into 12equal monthly installments, making payments simple and predictable. We lease by the bed space, not by the entire apartment. This way, securing your home doesn’t depend on anyone else. Your rent, security deposit, and lease agreement are all on an individual basis, giving you peace of mind that your space is reserved just for you.
Residents have a monthly rent charge and a community fee. Water, electric, gas, Wi-Fi, cable, and trash are included in the rent. The community fee covers the cost of our great amenities such as 2 pools, 6 laundry sites, a study room, a fitness center, and more!
Yes, Mustang Village allows relets! We do not allow sub-leasing or early lease termination, but do offer reletting for residents who might need out of their lease early. If you would like to learn more about our lease takeover process, please contact the front office.
Mustang Village does offer roommate matching! With individual leases, residents are able to list the names of their preferred roommates on their application. For those without specific roommates in mind, the roommates tab of the application allows future residents to answer questions about their living preferences so we can match people with similar responses.
Rent is due on the 1st of every month and is late after the 3rd of the month. Rent can be paid online or by check. To pay online, please log in to your Resident Portal account to make a payment using credit, debit, or E-Check. Physical checks can be sent to 1 Mustang Drive or deposited in the rent drop box outside the leasing office.
Mustang Village is pet-friendly! To bring a furry friend, residents will need to complete a pet screening application to get their animal approved. For more information regarding the pet approval process, ESAs, and pet rent, call the Mustang Village leasing office.
Yes, and we make it easy! All residents are automatically enrolled in our renters’ insurance program through LeaseTerm Solutions for just $17/month, which will show as “Mitigated Risk” on your scheduled charges. This ensures your belongings are protected from day one with no extra steps. Prefer to use your own policy? No problem! Simply provide proof of coverage atapenroll.com at least one month before move-in.
Mustang Village has an amazing onsite maintenance team to respond to resident concerns. To place a maintenance request, residents can log on to their Resident Portal account and create a work order. For immediate maintenance issues, please don’t hesitate to reach out to our front office.
A few months before move-in, you’ll receive your personal mailing address. It’s important to use your full name and exact address as provided—this ensures your mail and packages arrive safely. Each apartment has its own mailbox, and larger deliveries are stored in our secure package center. Lockers are protected by personal codes sent straight to your email, so pickup is quick and convenient.
Each apartment is fully furnished with a dining table, dining chairs, a sofa, a coffee table, and an end table in the common area. Bedrooms are furnished with a desk, desk chair, mattress, bed frame, and dresser. The kitchens are equipped with appliances, including a refrigerator, microwave, oven, stove, and dishwasher. Residents should bring their own dishware, trash can, cookware, and other appliances. Residents will also want to bring toiletries, personal belongings, towels, bedding, lighting, and decor to make their space feel like home! Not always! If you meet the income, credit, and background qualifications on your own, you don’t need one. If you don’t meet all three, you’ll need a guarantor who does. Guarantors complete their own application, pay an application fee, and sign a short lease clause to officially back your lease. Are you a student? Good news! We offer a special program that may allow you to lease without a guarantor if you don’t qualify on your own. Just give our office a call to learn more.
Yes! Parking is available for an additional monthly fee, but spaces are limited and go quickly. After signing your lease, you’ll receive a parking survey to submit your request and secure your spot. We offer two options: General Parking - Flexible access to any unmarked space on the property. Reserved Parking - Your very own designated spot, located as close as possible to your apartment, and no other vehicle may park there. Visitor parking is also available in clearly marked spaces for your guests. For more information on policies, contact the office.
